Located steps from one of Toronto’s most desirable neighborhoods, the Bloor and Yorkville Fashion District, 30 & 50 Hillsboro Avenue was originally constructed in the mid to late 1960’s and consists of two 24-storey highrise residential apartment buildings overtop of a 4-level underground parking garage. The footprint of the underground parking garage is much larger than the footprint of the buildings above, creating a landscaped podium deck between and around the two buildings.  

An evaluation of the parking garage and podium deck determined the parking area structure was in very poor condition due to its exposure to de-icing salts and moisture, which warranted the need for extensive concrete repairs and waterproofing system replacement. Additionally, the podium deck landscaping around the perimeter of the buildings was original to the complex and was in dire need of upgrades and replacement.

This project involved large-scale concrete and waterproofing repairs to the 4- level underground parking garage and a complete demolition and re-construction of the podium landscaping around the perimeter of both fully occupied buildings. The podium landscaping was replaced with new hard and soft landscaping features to meet the demands and criteria of a high-profile property. The project also included building façade repairs to upgrade its aesthetics and curb appeal.

RJC Engineers acted as the Prime Consultant on this project and was responsible for the design services for the structural restoration and waterproofing work. Sub-consultants were retained for the design and materials selection for the building façade repairs and podium deck landscaping features.
