An inspired mixed-use community, the Capital Park Project is a significant development project in the James Bay neighbourhood of Victoria, located immediately to the south of the Legislature Buildings on  six acres of land. Two class A office buildings are the focal point of the project including 235,000 sqft of 5 levels office space and underground parking. The residential component of the development has a wide range of condo and rental homes. Approx. 175 rental and condo homes will be integrated into four buildings on site.  These buildings will range in height from 3-5 storeys.

Five heritage buildings are located on the Capital Park property. Of the five; 521, 545, 539 on Superior, will be staying on site and will be made code compliant and upgraded to their seismic capacity as a group to provide additional residential rental apartments. The other two, 526 and 524 Michigan, are being relocated to Dock and Dallas road. These two will also be upgraded to their seismic capacity and made code compliant to their new locations.

The development also incorporates a water management system that includes a 2200 cubic meter cistern built into the underground structure, collection rain water for usage on site. The one level underground is an expansive parkade extending continually thru all phases of the new development. This includes supporting the public plaza areas that includes; green areas, water features, playground areas, art structures, and a pavilion structure.

The offices buildings are concrete structures complete with slab and drop panel floors with ductile concrete cores.. The residential buildings consist of flat plate floors above grade and one ways slab and slab band systems on level 1.  Foundations for all buildings are mix of large spread/raft footings or concrete caissons bearing on rock.
