Lord and Lady Simcoe is a residential property comprised of two rental buildings built circa 1965. The 13-storey buildings are concrete reinforced structures with a total of 264 suites.  The existing brick balcony guard walls were completely removed,  disposed of, and replaced with aluminum guardrails complete with glazing infill panels.  Several minor upgrades associated with different elements of the balconies were also completed such as structural concrete repairs, finish painting at the soffits and walls, removal of brick wall cladding at the ends of the balconies, application of a water resistant coating, integration with the existing envelope system, installation of new concrete cladding pedestals at the balcony ends including provisions for drainage, sealant work, etc.
