Portland Park Village is a condominium complex comprised of a 9-storey mid-rise building and four 3-storey townhouse blocks for a total of 118 individual units. A two level underground parking garage and one grade level parking lot form part of the site. RJC was retained as the prime consultant for the preliminary building condition assessment and Class Three – Reserve Fund Study (RFS) for this property. The study involved the evaluation of replacement costs and the assessment of the life expectancy of all common elements of the complex to prepare an updated schedule for the allocation of funds for future repair/replacement work. Our RFS included a 30-year expenditure which helped to assist the condominium in maintaining this property for years to come.
