The Strata Council brought RJC on board to confirm previous reports on the building condition and provide a solution to their leakage issues. After a detailed investigation of the building enclosure, it was determined that much of the building enclosure required replacement to address performance issues. The rehabilitation involved the replacement of existing windows and doors with more robust systems, the replacement of the horizontal stucco bands at each floor-line with a new exterior insulated assembly, re-waterproofing of decks, and a replacement of the main roof. With the exterior cladding removed, RJC also assessed the condition of the exposed post-tensioning anchors, and recommended, then oversaw partial replacement of several strands in the concrete floors.
