The Boulevard at 188 Doris Avenue in North York, Toronto is a luxury condo located in the heart of North York, at Yonge and Sheppard. A 23-storey high-rise residential development containing 323 suites with a rooftop mechanical penthouse and a 3-level underground parking garage. The building was built circa 2000 and has a rectangular footprint with a total parking area of approximately 168,000 sq. ft., which extends beyond the footprint of the building on the east side creating a landscaped podium deck.

An evaluation of the parking garage and podium deck determined the suspended parking slabs and ramps, columns and walls of the parking garage, were exhibiting signs of localized corrosion. Additionally, the evaluation included a detailed podium deck review as signs of localized leaking cracks and corrosion related deteriorations were reported.

As Prime Consultant, RJC Engineers was responsible for the design services for the structural restoration and waterproofing work for the parking garage. The project work involved wholesale waterproofing replacement, replacement of all parking garage and podium deck drains, localized slab-on-grade repairs and localized structural concrete repairs to the underground parking garage. Notably, the key elements of the rehabilitation project were successfully completed while throughout a fully occupied residential building.
